Mountain condo community across the river from Loon Ski Resort upgrades drainage, roadways and landscaping.
Hoyle Tanner is providing civil engineering design, permitting and construction administration services for a condominium community in the mountains of Lincoln, New Hampshire. The homeowner’s association (HOA) sought out Hoyle Tanner when looking to replace deteriorating corrugated metal pipes (CMP) found throughout the vast 55-acre site with 10,000’ of roadway to be replaced. In conjunction with Ironwood Design Group, landscaping improvements are designed to improve the site entrance and around the 240 condo units.
The project, located across the river from Loon Mountain Ski Resort, focuses on modernizing aging infrastructure, enhancing stormwater management, and improving overall site aesthetics and safety.
Drainage System Overhaul
The CMP pipe was replaced with HDPE for the 40 runs in the project. Almost all pipe runs will have new concrete headwalls installed for longevity. All catch basins will be replaced with concrete structures and heavy duty grates. A few of the large 48” pipe were replaced in wetland areas and Routine Roadway Maintenance Permits were obtained through New Hampshire Department of Environmental Services.
Roadway Reconstruction & Utility Upgrades
Pavement replacement includes recycling the old asphalt as base course to ensure a better foundation for the new pavement. Slight re-grading of the pavement will help with eliminating low spots for improved drainage and less ice buildup in parking areas. A new guardrail is to be installed along the entrance of the site to improve safety, especially in winter months. (Read more in-depth about asphalt recycling practices at this airport.)
Roadside swales were constructed to direct flow more efficiently around the roads and condos as stormwater makes its way towards the Kancamagus River from the Coolidge Mountain and Potash Knob. Larger rock is specified in some of the swales to slow flow and armor slopes as it meanders through the site.
Other improvements include hydrant replacement compliant with town standards, a new concrete pad and enclosure for the large trash compactor at the site entrance.
Site Challenges
With the client being a large group of homeowners, there were many requests and differing opinions on level of improvements needed to take place on their site. Hoyle Tanner sent out resident surveys to obtain information on specific drainage problems around individual condos, had multiple large conference room presentations ensuring owners understood the importance and due diligence in the project process.
As construction began, the contractor found electrical, telecom and water lines were lacking any tape markings due to the age of the utilities. A majority of the electrical and telecom are buried directly without conduit to protect them.
Adjustments must be made on site as unforeseen items presented themselves in the field. In lieu of pipe replacement on one specific 24” pipe, cure in place pipe lining was installed to protect a nearby pump station and electrical utility lines.
