Dennet Landing - Traffic Impact Analysis & Mitigation
Project Summary
Leveraging excellent access to Interstate 95, Dennett Landing was a large planned mixed-use development located in Kittery, Maine between Dennett Road and Maine Route 236. This development, which was anticipated to provide over 600 residential units, a downtown containing retail and restaurants, and several offices and institutional buildings, was expected to generate nearly 3,000 vehicles a day. To ensure that proper access for residents, shoppers, and employees was provided, Hoyle Tanner’s traffic and roadway engineers partnered with the site development team to perform traffic impact analysis and offsite mitigation, as required.
The team’s services included traffic and crash data collection, site trip generation and network assignment, traffic signal and turn lane warrant analysis, intersection capacity analysis for over ten intersections, and the design of offsite intersection and roadway improvements needed to mitigate the proposed increase in traffic.
As both site driveways accessed state-owned roadways, Hoyle Tanner coordinated closely with MaineDOT to complete their Traffic Movement Permit (TMP) and ensure the mitigation efforts met the Department’s standards for roadway and intersection design.
